Proposed Development

Development Description: for development in the townlands of Greatconnell, Littleconnell and Oldconnell on the east of Newbridge town; generally bounded by the Naas Road (R445) to the north, the Pfizer complex and Lidl Distribution Centre to the west, and farmland to the east, and south. The proposed development will consist of a new regional distribution centre (RDC) warehouse, and a new distributor road linking the R445 regional road with Great Connell, with an access to the proposed RDC from the proposed distributor road. The proposed development includes the demolition of two former residential properties and their associated out buildings accessed off the R445 regional road. The proposed RDC warehouse building will have a gross floor area (GFA) of c.57,611sqm with warehouse element (c.55,926sqm GFA, maximum parapet ridge height of c.17.9m and overall dimensions of c.124m in width and c.434 in length) and 2-storey associated office wing (c.1,685sqm GFA and roof height of c.10.6m). A total of 352 car parking spaces including 18 disabled bays and 32 cycle parking spaces are provided for on the site, and circulation space surrounding the building with access to dock levellers on the north-western and south-eastern elevations; a security cabin (c.22sqm GFA), pump house (c.50sqm GFA), 2 sprinkler tanks (c.113sqm each GFA) and electricity substation (c.14.7sqm GFA); site and building lighting, internal and external boundary treatments, attenuation, landscaping including landscaped berm to the R445 regional road. The proposed RDC will have pedestrian and vehicular access solely from the proposed new distributor road, which comprises alterations to the previously permitted Newbridge South Orbital Relief Road (NSOR) route (Kildare County Council Reg. Refs. 02/1373 and 10/45) incorporating approximately1.5km carriageway leading from Greatconnell (Connell Drive) to a new roundabout junction with the R445 regional road at Oldconnell, landscaping, lighting, attenuation and drainage works. A c.400m stretch of the R445 regional road will be upgraded as part of the proposed development including junction upgrades and partial realignment. The proposed development includes all connections to environmental services; boundary treatments, landscaping and site development works; all on a site measuring c.31 hectares.
