EXTENSION OF DURATION for development comprising 24 no. residences at this site (17.34ha) at Carton Demesne, Maynooth, Co. Kildare. The permission sought relates to land which was previously granted planning permission for 24 no. residence (which represents phase 4 of the development of residential units at Carton Estate) under Ref: 91/441 (Bord Ref: PL9/5/88418) and provide for revised house types, site layout in order for retention of significant trees, and site boundaries from the houses previously approved. The revised houses for which permission is now sought comprises 17 no. 5-bed detached 2 storey over basement units and 7 no. 5-bed detached 2 storey units. Permission is also sought for all ancillary site and development works including upgrading/improvement of former dairy entrance onto Kellystown Lane, landscaping works, boundary treatments, services, internal access roads. The revised house types also prrovide for compliance with current building regulations. Carton House and associated outhouses, stables and yards are protected structures
The current application seeks amendments to partially complete Temple Wood housing development which was permitted under 06/2885 (and subsequently amended by applications Ref: 11/770 (relates to revised house design on Site 1 only), Ref: 10/150 (relates to application for 3 sites/houses (1-3) on original Sites 1 and 2) and Refs 08/1148, 09/945 and 11/601 (all relating to site 8 only, formerly site 7). The revisions proposed result in a revised layout providing 31 houses (in lieu of a total of 25 as previously approved) within a revised site boundary which extends to 17.93 ha. The proposed house plots have been revised and internal road layout is also revised. The proposed 31 houses are smaller than the previously permitted houses and the overall gross floor area of residential accommodation is reduced from 11,749sq.m to 11,365sq.m. Site 1 is unchanged from Ref: 11/770. A change of house type is proposed on Site 2. Site 3 (formerly 2) is now complete as per 10/150. The substructure of houses on Sites 4 and 5 (formerly 3 and 4) is complete and these house types remain as per Ref: 06/2885. Site 6 (formerly 5) is complete (ie. the showhouse) Site 7 (formely 6) is substantially complete. Site 8 has been the subject of 3 applications and remains as per Ref: 11/601 apart from minor changes to site boundaries to accommodate revised road layout . Houses 9-31 inclusive are 23 revised plots with an amended house type in lieu of 17 previously approved sites. Access is proposed from the upgraded/improved Dairy entrance onto Kellystown Lane previously approved under 06/2885.
