Demolition of all existing structures (including 2 detached houses) on the site, and the construction of a single storey discount food store (to include off licence use) with a gross floor area of 1,585sq.m. The development included the provision of a new pedestrian access and a vehicular access from Edward Street. The development also includes the erection of one free standing double-sided internally illuminated sign with one double-sided opening hours sign at low level on a double pole adjacent to the proposed new vehicular entrance to the site, one single sided internally illuminated sign on the front elevation, one single sided entrance door sign and 4 single-sided display signs on shop front windows. The proposed development will be served by 80 no. car parking spaces and 10 no. bicycle spaces, landscaping, revised boundary treatment including 600mm dwarf boundary walls to the front (Edward Street) and side (Gandouge lane) with a 2m high boundary wall to the rear between the proposed sore and D.I.D electrical, and ancillary works.
