(a) A change of house type design from that previously granted planning permission under planning register reference no. 17/271 to a proposed new single storey dwelling with a floor area of 334.9m2, (b) An increase in the proposed site area from 0.4080 hectares currently permitted to 0.4832 hectares proposed as part of this application – this also varies the area of the remaining landholding that is subject to sterilization procedures as outlined in condition 3 of planning register reference no. 17/271, (c) The use of the existing site entrance to provide access to the proposed development as per the currently permitted development noted above; (d) The use of the existing Waste Water Treatment System to service the proposed dwelling as per the currently permitted development noted above; (e) The removal of the existing percolation area and installation of a new percolation area to service the existing Waste Water Treatment System as per the currently permitted development noted above; and (f) All associated site development works such as driveway, landscaping, footpaths, paving etc.
