Refurbishment of the existing 2-storey administration office building to accommodate a flexible event space at ground floor and 4 No. of guest bedrooms and ensuites at first floor level including: (a) Reconfiguration of internal spaces, to include the removal of modern partition walls and the subsequent installation of new partition walls at ground and first floor levels; (b) widening of existing openings in historic fabric; (c) Reinstatement of original door opening in the former Pantry: (d) Works to existing timber floors to include the part replacement of existing suspended timber floor at ground floor level within the existing office space and adjoining corridor and its subsequent replacement with a new floor slab (at a lower level to facilitate level access), works to the existing floor at 1st floor level to include structural strengthening, fire separation and sound insulation; (e) Provision of 4 No. ensuite bathrooms to serve the proposed guest bedrooms including related drainage and service works (including new opes in the historic wall for drainage); (f) Removal and replacement of 20th century timber stair; (g) Provision of mechanical and electrical services to serve reconfigured layouts and proposed ensuite bathrooms; (h) External lighting to be fixed to the exterior façade (north-west and south-west elevation) of the building to the underside of the gutter; (i) Wall repointing, repairs and maintenance works to all windows, doors and the existing roof and reversible protective measures within ornamental dairy to safeguard marble fixtures. The development will consist of: (1) Nursing Home Building (6285sqm)comprising 92 bedrooms (90 no. 1bed and 2no. 2 bed rooms) over3 levels and all associated ancillary accommodation including medical support facilities, staff accommodation, support offices, kitchens, toilets, storage and related uses. Parking is provided for 32 spaces in total (24 with 2 Acc. spaces and 6 EV) and 19 no. cycle spaces. (2) Independent living units in 2no. blocks totalling 4606sqm (23003sqm per block) total comprising 40no. units (20no. units per block) comprising 32no. 1 bed and 8no. 2 bed units and all ancillary accommodation. Parking is provided for 40no. vehicles (30 spaces, 2no accessible, 8no. EV, 4no. visitor) and 68no. cycle spaces contained within the existing potting sheds. Bin stores for the Independent Living Units are provided within the potting sheds and an open glazed lean-to structure is proposed over the residents parking area on the opposite (southern) side of the potting shed wall. (3) Restoration of the existing farmyard managers building (284sqm, no additional area) located at the entrance to the Walled Garden to accommodate reception, administration and offices / resident support facilities associated with the elements described above. (4) Repair and conservation of defined areas of the existing garden wall and gate areas and repair and conservation of the existing potting sheds (181sqm) located at the centre of the walled garden to accommodate bin and bicycle stores and other ancillary storage (proposed additional floorspace of potting sheds is 160sqm). (5) Restoration of the boathouse with existing gross floor area of 27.2sqm (no additional area) and repair and conservation of the pergola. The proposed development includes all associated landscape and site works. Carton House and associated outhouses, stable gardens and yards are Protected Structures (RPS B05-55 & B06-09). No works are proposed to Carton House itself as part of the application
