Development Description: Permission for the development of Phase 1 of an integrated sports, leisure & recreation facility on a 13 hectare (32.12 acre) site. The proposed sports, leisure & recreation development has a total gross floor area (GFA) of 44,246m² with a maximum height of 50.1metres (from a ground floor level of +5 metres OD) at the top (south) of the ski-slope, and includes the provision of a new roundabout from the N52 which will provide the sole point of access & egress for the proposed Phase 1 development. The proposed development will include 33,420m² (GFA) sports & leisure floorspace 2,245m² (GFA) ancillary retail (sports related) in 5 no. retail units, 1,404m² (GFA) food & beverage floorspace in 5 no. food & beverage units & 1 no. kiosk, a 3,085m² (GFA) hostel (with a total of 128no bedrooms), a 97m² (GFA) centre management area, an information point of 132m² (GFA), a 450m² (GFA) community facility (meeting / rehearsal space) a 145m² (GFA) covered exhibition area, plant / back of house areas of 1,900m² (GFA), seating / viewing gallery areas of 1,265m² (GFA) & a toilet area at the ground floor entrance point of 103m². The proposed development includes the provision of internal distributor roads for access to the car parking spaces & for access to service yards, refuse & recycling stores located to the east & north-east of the proposed building. The proposed development includes the raising of the level of the site from between2.2m & 2.6m to 5m OD as a flood defence measure.The majority of the proposed built development is located within the Louth County Council administrative boundary (63%). All floorspace (total of 44,246m² gross floor area) to be provided will be within the administrative area of Louth County Council. Development within Dundalk Town Council boundary comprises car parking, coach parking, internal distributor roads, a new roundabout off the N52 & associated alterations to the N52, and landscaping. The proposed development is generally arranged in 3 no. interconnected buildings on the site. A description of the main buildings in the proposed development is as per site notice. An Environmental Impact Statement has been submitted with this application.
