Development Description: change of use of the existing hotel/B&B premises and its extension and redevelopment to allow for the construction of an 80 no. bed space nursing home facility. The proposed development generally comprises the following:- (a) The new building is proposed to be part-single part-two storey in scale and will extend from the northwest and southwest corners of the existing Broadmeadow House, connecting the entire proposed facility internally in a looped arrangement and creating an enclosed secured courtyard amenity space; (b) Demolition and removal of 2 existing outbuildings/structures adjacent to the existing vehicular entrance to the property and the partial demolition and renovation of an existing outbuilding including reroofing to create a single-storey bicycle storage shed; (c) At ground floor the existing facility will be renovated to primarily provide for ancillary staff and nursing areas for the facility in the form of a meeting room, stores, therapy rooms, washroom facilities, nurse station sitting areas, administration office, reception and circulation areas; (d) The extended areas at ground floor will accommodate 1 no. high dependency double-room, 25 no. single rooms and 4 no. double rooms, each of which will have en-suite washroom facilities, nurses stations, stores (linen, laundry, switchroom, sluice rooms, deceased room, hoist store, cleaning room and chemical store), seating areas including day room and day areas, WC facilities, dining room with associated kitchen and staff facilities, circurlation space, staff changing rooms and staff canteen; (e) At first-floor the existing facility will be renovated to comprise a prayer room, end of life room, matron's office, archive storage room, WC facilities, circulation space, seating area, music room and salon; (f) The new extended floor area at first-floor will accommodate nurses stations, day area, washroom facilities, 35 no. single rooms and 4 no. double rooms, 1 no. high dependency double-room, each with en-suite washroom facilities, circulation space (including lift cores and stairwells), sluice rooms, linen stores, dining room and ancillary kitchenette area; (g) A single-storey plant room with associated external plant area will be constructed to the south of the proposed nursing home building; (h) A single-storey bin store/smoking shelter will be constructed to the north of the proposed nursing home building.
