The development will consist of the construction of an industrial/light industrial/warehousing development with a total gross floor area of 74,334sq.m. The development will include the construction of 13 no. double/triple height detached and subdivided warehouse units with a total gross floor area of 62,794 sq. m. and the development of 5 no. own door units with a total gross floor area of 11,540 sq. m. The proposed development comprises the following principal elements: 3 no. double height warehousing units with a total gross floor area of 6,606 sq. m to include ancillary office space and outdoor storage yard and associated plant (Warehouse Type A1,A3 &A4). 1 no. double height warehousing unit with a total gross floor area of 1,728sq. m. to include outdoor storage yard and associated plant (Warehouse Type A2). 8 no. triple height warehousing units with a total gross floor area of 48,604 sq. m. to include ancillary office accommodation and outdoor storage yard and associated plant (Warehouse Type B1-B8). 1 no. triple height warehousing unit with a total gross floor area of 5,856sq. m. to include ancillary office accommodation and out door storage yard and associated plant (Warehouse Type C1). 3 no. double height units each with a gross floor area of 2,660sq. m. to a maximum height of 11.85 metres (Own Door Units 1 2 & 3). 2 no. double height units each with a gross floor area of 1,780 sq. m to an overall height of 11.85 metres (Own Door Units 4 & 5). The overall maximum height of the proposed development is 18.305 metres. The proposal involves the demolition of 2 no. habitable houses on the western boundary of the site.
