Development Description: a mixed use residential development comprising of 934 no. detached , semi-detached, terraced, duplex and apartment dwelling units, a reserved crèche site, neighbourhood retail, medical and office facilities, and 2 no. major public open spaces. The site is bounded to the north by established residential development fronting onto the R125 and Newtownmoyaghy Road close to its junction with the R125, to its west by undeveloped zoned land, to the east by undeveloped lands and to the south by the Rye Water River which forms the County boundary with Kildare. The development will be accessed to the south by a new vehicular access to the R148 and to the north by a new vehicular access off the Newtownmoyaghy Road immediately north of its junction with the R125 on an application site area of 35.52 hectares. The road link proposed will necessitate the demolition of an existing bungalow on the aforementioned Newtownmoyaghy Road north of its junction with the R125. The link proposed off the R148, the attendant proposed Distributor Road running in a north westerly direction through the subject site and associated remodelling of the Rye Water River and its flood plain are the subject of existing concurrent planning application Meath Reg. Ref. DA/60553 and Kildare Reg. Ref. 06/2623 both of which are currently the subject of appeals to An Board Pleanala. 2 no. major public open spaces are proposed to run in east west axis; consisting of an area of approximately 5 ha. to run along the entire of the southern boundary, and an area of approximately 1 ha. to bisect the site close to its central axis.
