the proposed development includes re-instatement and change of use of the derelict Bective House (Protected Structure) and ancillary structures, demolition of two extensions to the rear and the addition of new extensions to the rear, to form a hotel with 104 bedrooms. and completion of development including the following partly completed works to the stable yard and environs, in the grounds of Bective House: (1) Main stable yard retention and completion of: (a) North-east range (single storey) - reinstatement of building fabric including re-roofing in slate to loose boxes; (b) South-east range (single storey) - formation of archway over access, with gabled roof, and reinstatement of building fabric including re-roofing in slate to loose boxes, tack room and ancillary office; (c) South west range (two storey)– reinstatement of building fabric including new roof structure in this formerly derelict range, to form five no. staff accommodation units; (d) North-west range (part two storey / part single storey) - reinstatement of building fabric including re-roofing in slate to include overnight accommodation for veterinary surgeon, foaling stable, veterinary room, ancillary staff canteen and loose boxes; (2) Retention of works to a stand alone stable block (single storey) to the north-west of the main stable courtyard, including removal of a corrugated metal flat roof (with plastic roof lights) and replacement with a slate finished timber trussed pitched roof. The works include a new covered yard entrance, rendered yard walls and internal stabilising blockwork to loose boxes and one additional loose box. (3) Retention of a new agricultural shed and associated works to the south-west of the main stable yard, consisting of concrete walls to 1.5m high, including corrugated metal wall panels and new pitched roof, new free-standing block rendered walls forming an enclosure connecting from this shed to the stand alone stable block, including a walled compost area/dungstead, horse washing bays (4) Retention of one number horse walker and one horse lunger and associated pathways to west of the main stable yard. (5) Retention and completion of ground works to the west of the main stable yard. (6) Retention of proprietary wastewater treatment system and percolation filter. (7) Retention and completion of all ancillary site works and services.
