The production of Phase 1, 2 and 3 mushroom substrate and all associated site development works over an application site area of 10.7 ha. The proposed development will consist of 5 no. buildings. Building No. 1 is to be used for Process Phase 1 and is to contain 2 no. offices and welfare facilities including 2 no. canteens, 2 no. cloakrooms, emergency generator, fan corridor and workshop with operational floorspace containing 12 no. mixing bunkers and associated equipment and conveyors. Buildings 2 and 3 are to be used for Process Phases 2 and 3, each building is to contain an office and welfare facilities including canteen and cloakroom and operational floorspace including 18 no. tunnels, filling hall, workshop, switchroom, coldstore and associated equipment and conveyors. Building no. 4 is to be used for general storage and maintenance purposes including the storage of spare parts. Buildings 1 through 4 are to be single storey structures. The proposed mushroom substrate production process is to be fully enclosed in building 1 through 3 and all are to be serviced with and air filter "Scrubber" terminating in 2 no. biofilters. Building 5 is a two storey office building with shipping facilities, meeting room and weighbridge adjacent. Also proposed is an ESB substation, truck wash, pumphouse, well, over ground well water storage tank, over ground process water storage tank, underground rainwater harvesting tank and 2 no. bunded diesel fuel tanks. The buildings are to be surrounded by hardstanding including perimeter fence, gated entrance avenue and the site is to be fully landscaped including screening berms, planting and surface water attenuation area. This development will require a Waste Licence. An Environmental Impact Statement accompanies this application.
