the proposed development consists of the demolition and clearance of a single storey building (236.9 sqm - except for the north-eastern boundary wall that is proposed to be retained) and the construction of 22 no. dwellings together with associated works, all on lands within the curtilage of Belmount House (a protected structure - RPS ID 90938). The existing render finish on the retained wall is to be removed, with the exposed stonework to be repaired and repointed. Existing window and door openings along the retained wall are to be infilled and finished to match the exposed and repaired stonework. The proposed 22 no. dwellings will comprise: • 4 no. four bed, semi-detached, three storey houses (Type F2); • 4 no. three bed, corner end terrace, two storey houses (Type F); • 2 no. three bed, end terrace, two storey houses (Type D); • 10 no. three bed, mid terrace, two storey houses (Type D2); and • 2 no. two bed, mid terrace, two storey houses (Type E8). The proposed development includes public open space provision (1,558 sqm) and a play area; car parking spaces; bicycle parking spaces; internal roads; boundary treatments; bin storage; public lighting; services infrastructure; drainage infrastructure and all ancillary site and development works. The proposed development also amends and integrates with the residential development currently under construction to the north, south and west of the site, permitted under An Bord Pleanala Ref. The proposed development includes all service and drainage connections to the permitted development, together with the provision of a vehicular and pedestrian connection onto the permitted roadway along the southwestern boundary of the subject site, the associated relocation of 8 no. permitted car parking spaces along this roadway, and a pedestrian connection to the permitted open space area along the eastern boundary.
