Proposed Development

Development Description: For a mixed use development containing retail/medical centre/crèche/hotel, bar-restaurant, leisure complex and light industry units (register reference no. PD/04/2029). This application relates only to the hotel/bar/restaurant and leisure complex element (Block D) – increasing the overall area from previously approved 4783 sq. m. to 6875 sq. m. an increase of 2092 sq. m. and for the revision to parking layout (increasing the overall provision from 221 no. spaces to now provide 369 no. spaces, an increase of 148 no. spaces) and is amended as follows; The Leisure complex has an aggregate increased floor area of 267 sq. m. and a new basement service/plant area under the pool area of 330 sq. m. , a revised internal layout including provision of fire escape stairs, revised changing area layout, revised reception layout, revised pool layout, revised first floor gym layout to accommodate additional multi purpose studios, plant/services area, and also includes for amendments and enhancements to the elevations. The hotel element of Block D is to be rotated by 5 degrees to accommodate a single storey ground floor extension (total 484 sq. m.), The extension has amended and rationalised the approved building footprint and has rationalised the internal layout, the principal amendments are for the provision of an ESB sub-station and switch room, a plant room, the removal of no. 17 ground floor bedrooms and replacement with a 400 sq. m. function room with ancillary bar/stores/toilets, the relocation of previously approved first floor meeting room to ground floor now combining two meeting rooms to be adjacent to function room area, revision of service corridors, revision of kitchen and ancillary storage layout, revision to reception area, the provision of 9 no. bedrooms to first and second floors over the reception area, a new second floor element over the leisure block providing 18 no. bedrooms (1495 sq. m.). The amended Block D hotel & leisure complex now has an over all floor area of 6875 sq. m. (this figure includes the basement under pool service area) an increase of 2092 sq. m. from the previously approved 4783 sq. m. and now provides a total of 68 no. bedrooms (an additional 10 no. from the previously approved 58 no.), an increase in ground floor ceiling height throughout by approx, 1 m and amendments/enhancements to the elevation, *SEE DEVELOPMEMT DESCRIPTION FOLDER FOR REMAINDER*
