Proposed Development

Development Description: a ten year permission for development of Hazelwood House (Protected Structure), associated outbuildings, and the former Saehan Media factory, all lying within a zone of Archaeological interest. The development consists of 1) conservation and reuse of Hazelwood House. The refurbishment of the 2,277sqm house will include internal conservation works comprising: the conservation where possible of existing plaster, timber, ironmongery, fixtures and fittings, and other original features; the repair and reinstatement of internal details; external conservation works to include: repairs to the external walls, granite surrounds, dressings and cappings; repair of the existing slate roof; and the reinstatement of rainwater goods. The works will also include the removal of the external stair to the east of the house, include forming a new glazed entrance in the adjacent east courtyard, together with a new glazed external passenger lift installation to the west elevation. All providing offices, exhibition space, reception, meeting rooms, executive suites and ancillary services over four floors including basement. The rear lawn will be modified to provide access to the house and factory by mean of a new ramped approach; 2) conservation and change of use of existing 567sqm outbuildings to the east of the site from stables to craft workshops/trade displays; 3) adaption and reuse of the former 20,170sqm Saehan Media factory as a distillery including ancillary storage spaces, offices and associated services; partial change of use of existing 1,740 sqm space to cafe/restaurant/retail and existing 18,430 sqm space to commercial/retail/storage to the south of the site together with associated structures including tank farms, pumphouse, ESB substations and security buildings and a new water pool to area between house and factory. All to include site development works and landscaping, access roads, public lighting, utilities including foul pumping stations, improvements to the R286 Dromahair Road at the Hazelwood Avenue junction and ancillary works to facilitate the development. An existing surface car park will be reconfigured to provide 237 car parking and 5 coach parking spaces (the overall number of parking spaces is 242). Overall gross floor area of proposed buildings is 23,014sqm. Site area is 33.2 hectares. An appropriate assessment accompanies this application.
