Commercial Development on lands to the East of Main Street, South of Lourdes Road and North of Castle Street in Roscrea Town Cente. The proposed development will comprises: 1. Demolition of existing habitable dwelling (c 139 sq.m); Tower Bar & Restaurant Commercial premises (c 551 sq.m) existing factory/shed(c 270 sq.m); (ii) construction of a supermarket to include cafe ATM & staff area (g. fl area 7231 sq.m) and associated service yard area (iii) construction of 1 no. commercial unit (g. fl area 160 sq.m) comprising 1 no., ground floor retail unit (82 sq.m) & first floor office unit (78 sq.m) with frontage to Church Street (iv) Basement & ground fl carparking (344 spaces) (v) formation of new Town Plaza (c 1860 sq.m) & associated hard and soft landspaping proposals; (vi) relocation of existing 'Taro' car park spaces to provide 60 spaces north of Lourdes Road; (vii) New roundabout & access road improvements with all ancillary infrastructure works & services (viii) 1 ESB substation & all ancillary infrastructure. The proposed development comprises hard and soft landscaping proposals within the curtilage of the 2 Protected Structures

The proposed development will consist of an amendment to permission as granted (PL22.231971) to comprise redesigned two storey unit with frontage to Church Street, relocation of consented plaza cafe into new street scape building which includes coffee shop/retail unit and a first floor licenced restaurant. The unit was previously granted (with a total gross floor area of 160 sq.m.) comprising of ground floor retail unit (82 sq.m.) and first floor office unit (78 sq.m). The proposed unit will consist of a total gross floor area of 304 sq.m comprising a ground floor coffee shop and retail unit of 152 sq.m and a first floor licensed restaurant of 152 sq.m. Two number existing protected structures exist on the site namely Black Mills (RC 065) and Round Tower (RC 066)
to retain shop-front to Unit 1 and completion of sub-division works within and external to the former Tesco Anchor Unit. Permission is also sought for the sub-division of the existing retail unit into smaller units and the construction of an extension to complete ground floor retail units and a ground and first floor Medical Centre.
