New roundabout and access road improvements with all ancillary infrastructure works and services. The proposed development will consist of an amendment to permission as granted (PL22.231971) to comprise redesigned two storey unit with frontage to Church Street, relocation of consented plaza cafe into new street scape building which includes coffee shop/retail unit and a first floor licenced restaurant. The unit was previously granted (with a total gross floor area of 160 sq.m.) comprising of ground floor retail unit (82 sq.m.) and first floor office unit (78 sq.m). The proposed unit will consist of a total gross floor area of 304 sq.m comprising a ground floor coffee shop and retail unit of 152 sq.m and a first floor licensed restaurant of 152 sq.m. Two number existing protected structures exist on the site namely Black Mills (RC 065) and Round Tower (RC 066)
to retain shop-front to Unit 1 and completion of sub-division works within and external to the former Tesco Anchor Unit. Permission is also sought for the sub-division of the existing retail unit into smaller units and the construction of an extension to complete ground floor retail units and a ground and first floor Medical Centre. The works will involve the demolition of part of the external facades and roof structure of the existing unit, to build new external shop fronts, extend the building form, to complete proposed ground floor retail units and first floor Medical Centre with new facades.
