for alteration to a previously approved planning permission Ref: 06/522 on a 14.169 hectare site at Cork road (N25) Butlerstown, Co. Waterford. The site is bounded to the south by the N25 and to the west by the Outer Ring Road. The proposed alteration consists of the removal of an existing approved builder's yard, the reduction in footprint of Unit 1 (DIY Unit), addition of a mezzanine floor to Unit 1, the incarease in size of the garden centre adjacent to Unit 1 and the addition of two new units 10 & 11. The removal of the builder's yard and reduction of Unit 1, allows for two new single storey, double height retail units, Unit 10 and 11 (797 sq. m each). Unit 1 reduces in footprint from 4,580 sq.m. to 3,252 sq.m. A mezzanine floor is added to Unit 1 (929 sq.m.) and garden centre increased from 950 sq.m. to 1,200 sq.m. Maximum height of units remains at 14.32 metres. An external pump house (30sq.m) has also been added within the service yard of Unit 1
