Development Description:
unauthorised works associated with a material change of use from forestry to recreational use and will consist of the completion of a downhill mountain bike track (non motorised) facility and ancillary provisions on a site of 19.35 hectares. Proposed main access is at the entrance referred to as entrance 1 via the local road L97561 and adjacent private roads with emergency access via the entrance referred to as entrance 2 adjacent to the local road L8349. Facility usage will be restricted to one 5 seater vehicle and bike trailer at any given time. The following elements are included: (1) retention of unauthorised widening, profiling and drainage works and alterations including to the previously existing access referred to as access road 2 and to the previously existing entrance at entrance 2 (2) retention of unauthorised works including the downhill mountain bike track and the carpark / assembly area (3) new drainage works in relation to the unauthorised access road 2 and the unauthorised car park / assembly area. Proposed provisions include open drains, pipework, and soakaways (4) The ancillary provisions would mainly consist of minor grading and surfacing works to the unauthorised access road 2, to the unauthorised car park / assembly area and to the existing authorised site access route referred to as access road 1
