The residential accommodation proposed consists of 82 no. detached and semi-detached one, one and a half and two storey houses (36 no. 4 bedroom, 39 no. 3 bedroom and 7 no. 2 bedroom units) and 8 no. 1 bedroom apartments with 8 no. 2 bedroom duplexes above in 2 no. three storey blocks. The proposed residential accommodation lies to the east of an existing wooded area (2.83 ha.) under the control of the applicant and intended to be utilised as a community park that will be open to all. As part of the development, this wooded area will be subject to landscaping works (1.96 ha.) to facilitate the community park use. Vehicular access to the proposed development will be from the R772 via new roundabout junction and a new footpath is proposed along the application site boundary from that roundabout on the eastern side of the R772. Development will include all associated site infrastructure; potable water, foul and surface water drainage and attenuation; public lighting, landscaping works and all associated site development works above and below ground. This application is accompanied by a Natura Impact Statement (NIS)
