The subject lands are located approximately 1.5 km from Cavan Town centre and immediately north of the Cavan General Hospital complex. The subject site measures approximately 11.76 hectares (29.059 acres). The proposed development will consist of the following elements: Residential development of 197 units comprising 27 no. one bedroom apartments, 10 no. two bedroom apartments, 27 no. two bedroom duplex units, 44 no. three bedroom semi-detached houses, 12 no. three bedroom terraced houses, 10 no. four bedroom duplex units, 22 no. four bedroom detached houses, 21 no. four bedroom terraced houses, 24 no. four bedroom semi-detached houses and 16 no. serviced sites ranging in size from 0.070 ha to 0.088 hectares. A two storey creche with an approximate gross floor area of 443 sq.m. 2 no. new vehicular entrances on the north eastern site boundary of the subject site accessing the Loreto Road. All associated site works including provision of public footpaths, cycle ways, landscaping and infrastructure to service the proposed scheme. Infrastructure works are to facilitate water supply and foul and surface water drainage works and include a pumping station.
