Major renovations of the Mill building complex to house a Craft Micro-Distillery (gfa 453.8sqm) including refurbishment, conversion and consolidation/stabilisation of existing structures (four, three, two and single storey buildings) around existing upper and lower courtyard (Blocks 2, 3 and 4). The craft micro-distillery will include a brew-house, still house, 2 No. warehouses for storing 1,000 No. whiskey casks, empty cask storage space, plant room and cooperage. A minor increase in floor area is proposed in Blocks 3 and 4 in order to provide for new mezzanines and stairs (74.2sqm). It is also proposed to undertake refurbishment and consolidation/stabilisation of structures in upper courtyard (Block 5, gfa 213sqm) with no associated new use. The development includes landscaping, boundary treatment, drainage, parking and all ancillary associated site works (including alterations to existing mill pond to facilitate a detention basin, bunding and spill containment; fire water retention basin). The existing road and pedestrian access to and through the site will remain unchanged

(1) Dismantling 2 No. existing piers either side of the vehicular entrance, wall and gate (the pier to the north of the pedestrian entrance will be retained in situ). (2) Providing a wider vehicular entrance measuring 5.58m wide (10.71m wide including pedestrian access) with a new capped pillar to the south (this will form an outer entrance). (3) The existing gates and 2 No. piers will be relocated further east and a new pier erected. Together they form an inner entrance (the vehicular entrance will be wider than existing and the pedestrian entrance will now be on the south side). (4) The area between the new and old gates will contain a Hoggin finish and will be enclosed to the north and south by estate metal railings and grass verge. The remaining area at the outer entrance will consist of an asphalt surface. (5) The proposed works will involve some work on public owned lands (Kildare County Council lands) involving new footpath to either side of the entrance (notably to the south side of the entrance where currently there is no footpath for pedestrians). (6) All associated site works including a “Stop” sign at the outer entrance (western entrance), landscaping and the introduction of bollards in order to prevent parking
