construct a retail development scheme with gross floor space of 7,129 sq m approximately, arranged in two buildings (Block A and Block B). The development will consist of the construction of: Block A (single storey with gross floor area of approximately 3, 902 sq m ) consisting 2 no. anchor retail units (953 sq m and 1,131 sq m respectively), 4 no. non- retail service units ( 1no. unit of 348 sq m and 3 no. units of 483 sq m in size) and associated switch and substation rooms (total 21 sq m ); and, Block B (single storey with gross floor area of approximately 3,143 sq m)consisting 1 no. anchor retail unit (3,122 sq m) and associated switch and substation rooms (total 21 sq m). Some 360 no. car parking spaces and 30 no. cycle parking spaces are also provided. Vehicular access to the proposed development will be from of the N4 National Primary Route and provides for the following 2 no. Options: Option 1 will consist of 1 no. T- junction vehicular access point of the N4 National Primary Route (the N4 Dublin Road) only. Option 2 will consist of 2 no. vehicular access points of the N4 National Primary Route comprising a T- junction vehicular access point from N4 Dublin Road and the other from a modified N4/R280 Dublin Road and Carrick-on-Shannon bypass roundabout facilitating the construction of a fifth arm to the roundabout. The proposed development also includes substantial engineering works, associated plant and equipment, internal and external road works, associated signage, service yard, 2 no. bin store areas (42 sq m each) changes in level, hard and soft landscaping area, cycle and pedestrian paths, together with all other site development works above and below ground. An Environmental Impact Statement (EIS) will be submittted to the Planning Authority with the application
