Development Description:
for the proposed redesign, ie: reduction in the number of house units from 84 to 64, of a previously permitted residential development granted full planning permission by an Bord Pleanala under Planning Reference Number PL14.218458. Full Planning Permission is now being sought for the construction and development of 64 no. dwelling houses consisting of the following: 6 no. bungalow type dwelling houses, 8 no. four bedroom two-storey semi-detached type dwelling houses, 6 no. three bedroom two-storey semi-detached type dwelling houses, 20 no. three bedroom two-storey detached type dwelling houses, 24 no. four bedroom two-storey detached type dwelling houses, all of which are proposed to be serviced with an entrance, internal road layout, green open spaces, boundary fence/walls. The site area is identical to the site layout plan on foot of which the original planning permission for 84 units was granted under Planning Reference number PL14.218458. Full Planning Permission is also being sought to connect the proposed foul sewer network servicing this proposed development into the existing foul sewer manhole denoted FMH 1.3 which was constructed under Planning Reference Number PL04/1201 and all ancillary works

1) Alteration to previously approved planning permission ABP Ref 313318-22, which alteration consists of permission to replace the previously approved Semi Detached House Units 03 & 04 with a two storey Childcare Facility, associated enclosed outdoor play areas, bin store and associated car and bike parking spaces, in order to comply with Conditions 3 (a) and 3 (b) of previously approved planning permission ABP Ref 313318-22. 2) All other associated works required to facilitate the proposed development including the regrading/reprofiling of site where required (including import/export of soil as required), the provision of hard and soft landscaping and boundary treatments (including public lighting), footpath / public lighting / roadworks / landscaping
