(P) a) Indoor sports and events arena with overall capacity for up to 9350 persons(max seating capacity7050) with gross floor area of 16049sqm and overall height of 21.75m with 5 associated bars/cafes/restaurants and other ancillary uses and areas and incorporating a school of music containing 28 no. acoustically treated suites and ancillary facilities; b)an extension to the existing hotel on site comprising an increase in the number of bedrooms from 84 to 234 (increase of 150 bedrooms)in two 4 storey blocks with a gross floor area of c7522sqm to bring the overall area of hotel to c15842sqm and incorporating change of use of existing night-club (1134sqm) to a play centre for children, new creche facility (1134sqm), increase in the size of the existing restaurant from 211sqm to 478sqm and new spa facility extending to 685sqm;c) and outdoor soccer pitch (65m x 95m) d)499 dwellings in a mix of 51 two bedroom apartments (4 storeys in height with balconies and roof terraces)and 448 houses in the format of terraced, semi-detached and detached dwellings and ranging from 2 through to 5 bedroom dwellings with associated carparking. In addition 560 carparking spaces are provided to serve the sports and events arena and a further 371 carparking spaces are provided to serve the hotel, including hotel extension. Also all associated site development works including drainage and water supply system, services lighting and signage, landscaping and boundary treatment. Access is via a revised junction at the existing hotel entrance off the R177, Armagh Road.
