THE DEVELOPMENT WILL CONSIST OF RETAIL (14,027 SQ.M), LEISURE (7,468 SQ.M) AND RESTAURANT/CATERING (2,028 SQ.M) USES TOTALING 23,543 SQ.M ON A SITE OF CIRCA 15.25 HECTARES, THAT WILL COMPLEMENT THE EXISTING ADJACENT USES NAMELY THE JJB SOCCER DOME, ICE DOME AND KFC FAST FOOD OUTLET. THE RETAIL COMPONENT OF THE DEVELOPMENT WILL BE ACCOMMODATED IN 8 NUMBER RETAIL UNITS (14,027 SQ.M) RANGING IN SIZE FROM 700 SQ.M TO 4,284 SQ.M INCLUDING AN OUTDOOR RETAIL AEA OF 938 SQ.M. THE LEISURE COMPONENT WILL CONSIST OF ONE NUMBER FAMILY ENTERTAINMENT CENTRE (7,290 SQ.M) OVER TWO LEVELS, WITH AN ANCILLARY MANAGEMENT AREA (178 SQ.M). THE DEVELOPMENT WILL ALSO COMPRISE ELEVATIONAL AND FRONTAGE MODIFICATIONS TO THE CINEMA AS PROPOSED BY PA 08/212. THE RESTAURANT/CATERING COMPONENT OF THE DEVELOPMENT WILL BE ACCOMMODATED IN EIGHT NUMBER UNITS (2,028 SQ.M) RANGING IN SIZE FROM 145 SQ.M TO 390 SQ.M. WORKS WILL INCLUDE COMPLETE HARD AND SOFT LANDSCAPING INCLUDING THE CREATION OF A PUBLIC AREA WITH ASSOCIATED LANDSCAPING SURROUNDING A MAN MADE WATER FEATURE WHICH WILL PROVIDE A FOCAL POINT FOR THE DEVELOPMENT, THE PROVISION OF BICYCLE STANDS, PLANT AREAS, ESB SUBSTATION, WASTE MANAGEMENT FACILITIES, REVISED BOUNDARY TREATMENT AND ASSOCIATED SITE WORKS. TRANSPORTATION WORKS WILL INCLUDE MODIFICATIONS TO THE EXISTING HIGHWAY TO ACCOMMODATE ADDITIONAL TRAFFIC. THE ROUNDABOUT AT THE JUNCTION OF THE N52 INNER RELIEF ROAD AND BOTHAR NA FEIRME WILL BE REDESIGNED TO PROVIDE A FULLY SIGNALISED ROUNDABOUT JUNCTION. BOTHAR NA FEIRME BETWEEN THE N52 NEW SIGNALISED ROUNDABOUT AND THE SITE ENTRANCE ROUNDABOUT WILL BE WIDENED TO TWO LANES IN EACH DIRECTION WITH A CLOSED CENTRAL RESERVE. THE LINK ROAD WILL ADDITIONALLY BE WIDENED WITH A DEDICATED LEFT TURNING LANE THAT BY-PASSES THE SIGNALISED ROUNDABOUT FOR TRAFFIC HEADING SOUTH. ACCESS FOR SERVICING WILL ALSO BE PROVIDED VIA A DEDICATED SERVICE ACCESS TO THE REAR OF THE EXISTING DEVELOPMENT (JJB SOCCER DOME, ICE DOME). THE RECONFIGURATION AND EXPANSION OF THE EXISTING CAR PARK, WHICH CURRENTLY PROVIDES 1,053 CAR PARKING SPACES, WILL PROVIDE 1,162 PARKING SPACES INCLUDING 39 DISABLED AND 80 STAFF SPACES. AN ENVIRONMENTAL IMPACT STATEMENT WILL BE SUBMITTED AS PART OF THIS APPLICATION AND WILL BE AVAILABLE FOR INSPECTION OR PURCHASE AT A FEE NOT EXCEEDING THE REASONABLE COST OF MAKING A COPY DURING THE OFFICE HOURS AT THE OFFICES OF THE PLANNING AUTHORITY |
