The development will consist of extension and alterations to O'Shea's Bar no 51 West Street (planning permission ref no:03/150 to allow for an extension to the basement beneath no 48,49, 50, and no 52 West St. and the construction of a rear basement extension (109m2) to the rear of no 48,49,50,51 and the construction of a fire escape stairs to the rear of no 52 with access from all floors. A new extension to rear of the ground floor (127.6m2) at 48,49, 50. The basement to be used as storage and toilet facilities to O'Shea's bar and a separate night club with front entrance to no. 52 West street and fire escape to existing access to rear at Abbey Lane. Hotel use on the first, second and third floor of no 48,49,50,51and no 52 with a proposed extension of 119m2 to the rear at first and second floor and of 136.5m2 at third floor. New internal staircases and a lift. The hotel entrance to be located at no 50 with Hotel cafe to be located at no 48 and no 49 and in the new proposed ground floor extension to rear at No 49. All original cross walls to be retained on first and second floor. The demolition and reinstatement of the facades fo no 52. All new hardwood double glazed timber windows. New modern shop fronts using stone and hardwood timber to front facades of no 48,49,50,51,and 52. A proposed modern rear facade facing Abbey lane. This will be a steel structure with glass and hardwood timber panels with balconies at first floor. The structural steel frame will define each plot size and is intended to be modern echo of the original plot. The removal of the roofs of 48,49,50,51and 52 and the reinstatement of new pitch roofs to West Street at a higher level with different ridge heights and with new dormer rooflights. The height of the existing Chimneys to be raised .The proposed roof to the rear will be a flat copper roof with central rooflight with a curved copper rear elevation with dormer rooflights. The proposed rear windows ot rear of no 49 and no 48 will be opaque glass.

Permission for development to consist of A) the refurbishment, extension and material alterations to existing public house. This includes the provision of a new entrance via Old Abbey Lane, partial removal of existing external escape stairs, demolition of lobby and cloakroom and provision of new window to rear, timber sheeted smoking areas and new stairs.
