Development Description:
(P) construction of a single storey licensed discount foodstore with a gross floor area of 1,559 sqm (new retail area 1,125 sqm) and a bulky goods retail unit with a gross floor area of 737 sqm (net retail area 725 sqm). The development includes the erection of two free standing double sided internally illuminated single polesigns, one single sided internally illuminated gable sign, associated landscaping and site development works. The proposed development will be served by 165 shared car parking spaces. All vehicular traffic and service vehicles will access the site via the N33 Ardee Link Road

Permission for development at site bound by the N33 Ardee Link Road to the south and the R171 Tallanstown Road to the west, and has a site area of 1.1609 hectares (2.868 acres). The development will consist of the construction of a single storey discount foodstore (to include off licence use) with a gross floor area of 1,551 sq.m. (net retail area 1,140 sq. m.). The development also includes the erection of two double pole, free standing, double sided internally illuminated signs with a double sided opening hours sign at lower level located adjacent to the propsed vehicular entrance to the site from the R171 and adjacent to the pedestrian entrance from the N33 Ardee Link Road, one single sided internally illuminated gable sign on the south west gable, one single sided internally illuminated entrance door sign and 2 single sided free standing internally illuminated poster display signs. The proposed development will be served by 90 no. car parking spaces and 10 no bicycle spaces. The proposed development includes all landscaping, boundary treatment, engineering and site development works. It is proposed to access the site from the R171 Tallanstown Road.
Permission for development to consist of refurbishment of existing oil depot to 1. Increase current site area to 0.62ha, including alterations to existing site boundaries. 2. Replacement/relocation of existing tank farm with 4 No.54 cubic meters oil storage tanks and bund wall with new proposed tank farm comprising of 4 No.oil storage tanks, each with a capacity of 157 cubic meters served with all associated bunding facilities, access platforms, bottom loading/off loading mechanical system. 3. Remove the existing modular building from site. 4. Construction of new concrete yard 2500 sqm. 5. Replacement of existing concrete yard 737 sqm to serve as access road to new development and upgrade to the existing drainage system throughout the site including the installation of an oil interceptor and storm water attenuation system. 6. Existing entrance gates serving current site entrance to be realigned to meet alignment of new service road. 7. Additional company signage to be erected on site. 8. Erection of 2.4m high approved security fence around perimeter of proposed site. 9. Construction of single storey office building, floor area 126.51 sqm, served with car parking facilities and landscaped area to front. 10. Construction of a single storey outbuilding - Floor Area 30.23 mSq. 11. Realignment of all existing on - site utility services and installation of landscape planting to front entrance area and boundary perimeter.

Proposed new concrete yard area within the confines of existing site, served by the provision of existing attenuation/drainage system incorporated within recent refurbished oil depot granted previously under planning reference 17514. 2. Provision of 24 hr Fuel Card system with the installation of 2 no. dispenser unit.
