Permission for a mixed use residential development totalling approximately 40,046.2 sqm gross floor space comprising 354 residential units (268 apartments and 86 houses), a creche building, retail/community building, associated parking and services infrastructure and for the demolition of two existing agricultural sheds on a site of approx 7.16 hectares. The proposed 268 no. apartments consist of 5 no. four storey (above semi-basement) blocks labelled A-E with a total of 40 no. one bed apartments, 116 no. two bed apartments and 112 three bed apartments with an overall gross floor space of approximately 28,956sqm. 402 no. carparking spaces, bicycle and apartment storage areas and refuse facilities for the proposed apartments are to be provided in semi-basement podium structures located under and adjacent to the apartment blocks. The proposed 86 no. houses (gross floor space 9,433sqm approximately) consist of two storey semi-detached and terrace units with 30 no. two bed, 30 no. three bed and 26 no. four bed units with 172 no. associated parking spaces (167 no. surface parking spaces and 5 no. provided in semi-basement of Block D). The proposed two-storey creche building measures (gross floor space 694sqm approximately) and provides 10 no. surface parking spaces, a set-down/drop off area and an outdoor play area. The proposed two storey retail/community building (gross floor space 963.2sqm approximately) comprises 6 no. retail units totalling 569.5sqm (individually measuring 95.9sqm, 97.7sqm, 92.7sqm, 67.7sqm, 67.7sqm and 147.8sqm respectively) and a community facility unit (providing meeting rooms, multi-purpose hall, etc.) measuring 378 sqm and ancillary areas measuring 15.7sqm. 58 no. carparking spaces to service the retail units are also proposed (30 no. located in podium carpark and 28 no. surface spaces located adjacent the retail/community building). The development will also consist of the demolition of two existing agricultural sheds measuring approximately 203.5sqm, an internal road, street and footpath network and access road, a series of public open spaces measuring approximately 1.57hectares, linear stream walkway, associated hard and soft landscaping; boundary treatments; plant and equipment including 3 no. SHD Stage 3: Full application is available to view on www.oldslaneroadshd.ie Further to Stage 2 ref. no. 20/169, An application has been made to An Bord Pleanala for permission for a 237 no. dwellings in detached, semi-detached, terraced/townhouse, terraced/duplex and apartment form. Building range in height from 1 to 5 storeys in the following mix - 19 no. 1 bed, 98 no. 2 bed, 99 no. 3 bed and 21 no. 4 bed. Apartment block 5 will have an undercroft car park. All buildings proposed have the option for the installation of photovoltaic/solar panels. The development will provide for a creche with potential capacity for 65 children. Open public space provided extends to c.9240sq.m. Construction of a footpath with public lighting from northern boundary along southern side of R168 providing pedestrian only connection to the M1 Retail Park. A single vehicular connection to the site is proposed from the Old Slane Road at the southern boundary. Full footpath connectivity will be provided along the Old Slane Rd eastwards to the junction with R168 at Leonards Cross. Works to Old Slane Rd provide for sections of footpath, revised road markings and public lighting. Full footpath connection will be available through site connecting Old Slane Rd to the south with R168 to the north and then on to the M1 Retail Park.
