(2) a 2 storey part 3 storey Food Court building (2,640sq.m) consisting of at ground floor level a restaurant (250sq.m front of house), a fast food restaurant (140sq.m front of house), 4 franchise units (146sq.m accumulative area), a tourist information/ internet point (60sq.m), childrens' play area (57sq.m), public toilets and lockers and at first floor level a truckers' lounge facility (74sq.m) and public toilets, showers and storage areas. (3) On site facilities to include a petrol filling station with a 12 pump forecourt, 2 HGV pumps and associated in line fuelling. 1 automatic car wash and 2 manually operated lance washes. 118 car parking spaces, 21 coach and lorry parking spaces and 2 landscaped picnic areas (in excess of 600sq.m). Signage to include a 4m high double sided sign at the front of the site, a 9m high double sided sign to the front of the building facing the Ardee Link Road, tourist type information signs with relevant detail on motorway, all necessary on site traffic / pedestrian signs, all necessary bins/ services signage and directional signage.
