The development will consist of 10 no. separate buildings providing a total area 11,736 sqm of industrial space each with associated offices, showrooms, access roads, footways, goods yards, parking, landscaping and fencing. A well, water treatment facility and above ground storage tank for fire fighting purposes within the curtilage of the site will provide water supply for the development. An on-site treatment works incorporating a mechanical aeration system and pumps will discharge all treated effluent to a raised percolation area. A well, water treatment facility and above ground storage tank for fire fighting purposes within the curtilage of the site will provide water supply for the development. A proposed on-site treatment works incorporating a pump station and rising main will discharge all treated effluent from the site to the existing public foul sewerage system located at the junction between the Kells Road and N2 via the Kells Road. There will also be an online storage pond as part of the surface water system, which will discharge into the Mattock River
