The overall distributor road will link the R148 (Maynooth-Kilcock Regional Road) to the south-east with the existing roundabout on the R158 (Summerhill Road) to the north-west. The portion included in this application is located on the applicant's lands at the North-West (R158) end. The proposed distributor road works consist of a c.210m stretch of 7.3m wide carriageway with integrated cycleways and footpaths and landscaping either side. The proposed alignment is consistent with the LAP objectives and is integrated with the ailgnment of the road over the balance of the LAP lands. Two junctions are provided on the new road to serve the future development of other lands within the applicant's control located immediately to the east and west of the proposed road. The proposal also includes all ancillary site development works including surface water drainage, foul water drainage, water supply and utilities infrastructure within the proposed road. Associated flood mitigation works include re-profiling the existing Rye Water River Floodplain and construction of a flood flow control structure with embankments as part of flood protection measures and provision of flood water storage. The proposal also provides for the partial re-profiling of part of the lands with the excavated fill to a site level of up to 1m above existing Ground level. The proposed development will take place on lands of c.1.92 ha in extent bounded generally by the R125 and other lands within the LAP area to the northeast, the Rye Water River floodplain to the southwest and other undeveloped lands within the Local Area Plan area to the east and west; in the townland of Dolanstown, Kilcock, Co.
