lands to the South of Dunshaughlin Industrial Estate, Dunshaughlin, Co. Meath
a residential development consisting of 282 residential units. The development will consist of the demolition of existing farm building and the construction of 282 residential units, comprising of: 13 no. 4 bed 2 storey detached units, 58 no. 4 bed 2 storey semi-detached units, 28 no. 2 storey mews houses, consistisng of 24 no. 2 bed units and 4 no. 3 bed units, 40 no. 3 bed 2 storey townhouses, 95 no. 4 bed 3 storey townhouses and 48 no. 3 storey duplex units, consisting of 16 no. 2 bed apartments, 16 no. 2 bed townhouses and 16 no. 3 bed townhouses, all with private terraces and balconies . This development represents the first phase of an overall masterplan for the lands. 3 no. of the semi-detached units will serve as creches on a temporary basis for a period of 5 years until the application and granting of permission of future phases, which will include a purpose built creche. The semi-detached units will then revert back to dwelling houses. The units concerned are nos. 78, 140 and 237 and will provide a total nett area of 522 sqm, with a total nett area of outside play space of 240 sqm. The development will be serviced by a new distributor road, connecting to the existing N3. A total of 482 parking spaces will be provided. The development will be serviced by 2 no. wells and an on-site water treatment plant, comprising of a control building of 50.2 sqm. and an underground storage tank. In addition, 5.055 hectares or 12.49 acres is to be ceded to the Local Authority for the benefit of Community Uses/Leisure Facilities. The application site area extends to 42.63 acres or 17.26 hectares. The development also consists of boundary treatments, landscaping, public open space, connections to existing public services, and all other associated development works.
