Development Description: a 10 year planning permission for the proposed development which comprises of the demolition of an existing dwelling house and the development of 665 no. new residential dwellings, comprising of 19 no. 2 bedroom; 386 no. 3 bedroom, 191 no. 4 bedroom and 69 no. 5 bedroom dwellings (comprising a mix of detached, semi detached and terraced dwellings); a Neighbourhood Centre including a Retail Unit (284.8sq.m GFA), Doctor's Surgery (470sq.m GFA) and Creche (882sq.m GFA). Provision is also made for a GAA Playing Pitch and Multi Use Games Area (MUGA) on a reserved site (3.16ha) that makes provision for the future delivery of associated ancillary facilities. The proposed development provides for a total of 1,496 no. car parking spaces, including on-site residential and non-residential car parking spaces and on-street parking together with the provision of a number of ancillary public open spaces to serve the proposed development, including a riverside linear park along the Rye Water River. The proposed development requires the demolition of an existing dwelling on Newtownmoyaghy Road north of its junction with the R125 to facilitate the construction of a distributor road, and infrastrusture works serving the proposed development including a partial realignment of the Rye Water River and re-profiling existing river banks as part of flood protection measures, provision of on-line flood storage (to be delivered on a phased basis), and the provision of a single arch bridge of 9 metres span for the distributor roads crossing the Rye Water River. Other floor mitigation works include the provision of off-line storage by re-profiling the Upper Ditch in accordance with an approved Flood Risk and Management Study (FRAMS) by Kildare County Council, Meath County Council and the Office of Public Works. Ancillary site service works include surface water drainage, foul water drainage,water supply and utilities infrastructure within the proposed road. The infrastructure works within the administrative area of Meath County Council were granted planning permission by An Bord Pleanala Order dated 15 Jamuary 2013 under ABP Ref. PL17.238370 (MCC Ref.
