residential development consisting of 94 apartment units in 2 buildings, comprising of 70 two bed and 24 three bed units with a max height of 5 storeys over basement carpark with 104 spaces. Also site development works, vehicular access landscaping and open space
development which will consist of a pub, convenience store, shopping mall containing 29 units and a mezzanine level food court and offices, restaurant, offices, leisure centre and creche and a residential development, totalling 176 units. The proposed development will be served by a total of 561 car parking spaces. This application is accompanied by an Environmental Impact Statement. The access into the development will consist of the following: a) the demolition of the existing buildings on the site including Gogans Public House and adjoining structures and the existing wall to the North of the public house. This will facilitate the main vehicular access into the site by way of a new 2 way entrance and exit access, (through where Gogans Public House currently stands), from a new 4 way traffic light signalled controlled junction on the Main St. subject to the agreement of Meath County Council. Pedestrian access will be via foot paths on either side of new road into the site. b)
the application site is located to the west of the main street (N3 National Primary Route), Dunshaughlin, Co Meath and includes the premises fromerly known as Gogan's public house and adjoining structures on the Main Street. The site is bounded to the west by Greenane Road and to the south by existing developments. The total site area is 22,081 m2 (2.2Ha). The proposed mixed use scheme will comprise 10,921 m2 retail (including storage, service and circulation areas), 861m2 associated non-retail services (public house, restaurant, etc) 605 m2 commercial office space, 149 m2 creche, and 93 residential units. The development also includes associated public and private open space areas, car parking at surface and basement level, boundary treatments, landscaping and all associated site works. The development will consist of (i) The demolition of all existing structures on the site including the former public house and adjoining buildings, but with the exception of teh existing wall to the north of former public house which is to be modified and incorporated into building 2A of the proposed development. (ii) The creation of a new main vehicular access into the site by way of a two way entrance and exit access from a new four-way, signal controlled junction with Main Street and Lagore Road (iii) The creation of a new public open space, to be formed between Buildings 2A and 2B of the proposed development on Main Street, forming the principal pedestrian access to the retail element of the scheme by way of a new east-west, partially covered, urban street. (iv) Secondary pedestrian access to the proposed residential units along the western perimeter of the scheme will be facilitated from the Greenane Road. Pedestrian access to the main residential apartments at deck level will be via the basement car parking area and a number of controlled access points at the ground floor throughout the scheme. (v) The development of a three storey building (Building 2A) to the north of the public space/retail centre entrance with frontage to the Main Street with a gross floor area of approximately 1,767 m2.
