The site is bounded to the north by established residential development fronting onto the R125 and Newtownmoyaghy Road close to its junction with the R125, to its west by undeveloped zoned land, to the east by undeveloped lands and to the south by the Rye Water River which forms the County boundary with Kildare. The development will be accessed to the south by a new vehicular access to the R148 and to the north by a new vehicular access off the Newtownmoyaghy Road immediately north of its junction with the R125 on an application site area of 35.52 hectares. the development of infrastructural services including a distributor road of 0.57 km; localised re-alignment of the R148 (Maynooth-Kilcock) Regional Road and the provision of a roundabout junction with the proposed distributor road; localised re-alignment and culverting of the Rye Water River to facilitate the proposed junction; the provision of underground utilities including drainage, water supply, and electricity; flood protection works on the northern bank of the Rye Water River comprising of the raising of existing ground level by approximately 0.6 m over a distance of 0.85 km; and all associated development and works. The proposed development also provides for infrastructural development and works within the administrative area of Kildare County Council. A separate concurrent planning application has been made to Kildare County Council for the proposed development on lands located within its administrative area

The proposed development also provides for the localised diversion and remodelling of the channel of the Rye Water River and the construction of 9.7m span low profile arch bridge; a roundabout junction with the R148(Maynooth-Kilcock)road and a proposed distributor road to the North; and all associated landscaping, carparking, development and works. A separate concurrent planning application has been made to Kildare County Council for the proposed development on lands located within its administrative area including a foul effluent pumping station to service the subject lands

Meath consisting of completion of provision for a roundabout junction with the R148 (Maynooth-Kilcock Regional Road) the alignment of which is substantially within the administrative area of Kildare Councy Council and is the subject of a separate and concurrent applicatiion, provision of a 7.3m wide distributor road alignment (0.515km length) with integrated cycle track and 2m wide pedestrian paths on either side orientated north west through the site. The alignment of the distributor road will integrate with a continuation of the route through lands adjoining the site to the immediate west. A separate and concurrent application is lodged with Meath County Council for lands to the west of the site completing the distributor road link from the R148 (Maynooth-Kilcock Regional Road) at the south boundary with the R125 (Dunshaughlin Road) to the west of that separate and concurrent application site. Associated infrastructure works include a partial realignment of the Rye Water River and re-profiling existing river banks as part of flood protection measures, provision of a single arch bridge of 9 metres span for the distributor road's crossing the Rye Water River and all ancillary site service works including surface water drainage, sewer connection to the approved Kildare County Council Lower Liffey Valley Sewerage Scheme, provision of watermain to connect to the existing public main at Shaw Bridge, public lighting scheme along the road alignment and all ancillary works. The proposed works comprise part of a development which has been lodged as a spearate and concurrent application with Kildare County Council seeking infrastructural works comprising a partial realignment of the R148 (Maynooth - Kilcock Regional Road) over a length of 0.2 km to provide for a roundabout junction facilitating access to zoned lands north of the site within the administrative area of County Meath.
