Permission Granted – The site has an area of 3.34 ha and is within the confines of the proposed business campus granted outline permission under Planning Reg Ref: PD/03/236. (The site is bounded by the railway line to the south, Midwestern livestock buildings to the west and lands associated with the proposed business campus to the north). The proposal will consist of the clearing of the site and construction of an integrated mixed use retail/commercial development. The proposed development comprises the following: a main anchor retail unit incorporating food and drapery areas (totalling 4656.4m2 gross floor area), ancillary services/plant rooms (225.9m2 gross floor area) and roof level plant, a ground floor internal service yard (1549.2m2 gross floor area); a restaurant (165.3m2 gross floor area); a medical centre (257.6m2 gross floor area) at ground and 1st floor levels; a creche (212.3m2 gross floor area). Permission is also sought for carparking located at surface level, 1st floor level and roof level (512 spaces in total); an external ramp from ground to first floor deck parking level; hard and soft landscaping including a plaza and childern’s playground, associated lighting, 1 no. outdoor service yard for the secondary anchor retail unit, service roads, boundary treatments and all associated site excavation and site development works. The development has a maximum height of 10.8m. above ground level and is accessed from proposed road granted permission under planning Reg Ref: PD/04/1552. The site has an area of 3.34ha and is within the confines of the proposed business campus granted outline permission under Planning Reg Ref PD/03/236. The site is bounded by the railway line to the south, the Midwestern livestock buildings to the west, lands associated with the proposed business campus to the north and lands in residential use to the east. On this site it is proposed to construct a two storey mixed use retail/commercial development with a gross floor space of 8546.7 sq.m. The development consists of the clearing of the site and construction of: (a) a single storey double height convenience and comparison goods sales anchor store unit (4787.7 sq.m g.f.a) (the floorspace within the anchor unit is broken down as 2857.7 sq.m (gross) for convenience goods sales)(including 100 sq.m net of off-licence sales area) and 1930sq.m (gross) for comparison goods sales) ; (b) a single storey double height comparsion goods anchor store (1634 sq.m g.f.a); (c) 3 no. single storey double height comparison units (totally 1518.9 sq.m g.f.a); (d) a medical centre located at ground and first floor levels (241 sq.m g.f.a); (e) ancilliary floorspace space located at ground and first floor levels (365.1 sq.m g.f.a); (f) a 511 sq.m roof level uncovered plant deck; (g) 510 external surface level car parking spaces. The development has a maximum height of 10.65m above the ground level. Vehicular and pedestrian access is proposed from a new link road through the site which is accessed from the proposed road granted permission under PD/04/1552.
