truck stop and driver rest area with associated restaurant and toilet facilities and retention of development on a site area of approx. 1.42 hectares which comprises the temporary retention of an area of hardcore (gravelled) surfacing of 0.59 hectares for the parking of trucks and as intended to be amended as described below and retention of wastewater treatment system; permission for truck stop and driver rest area comprises the construction of a paved surface truck stop/rest area for up to 27 no. trucks and 18 no. cars; the proposed single storey restaurant has a total gross floor area of approx. 265 sq.m. comprising kitchen, store, toilet, staff facilities and a dining area of approx. 87 sq.m.; the development will also consist of the decommissioning of existing wastewater treatment plant; installation of new Aswaflow wastewater treatment system and percolation area; 1 no. loading/delivery bay; associated hard and soft landscaping including a picnic area; boundary treatments, associated signage, all necessary site development works above and below ground level and an underground water attenuation system; vehicular access to the site will be from a new access point proximate to M8 dual carriageway with the R639

the development consisting of the revision of Planning Permission 10/277 to include extending the existing permitted restaurant at ground and first floor levels to include a 26 sq.m shop and bedroom accommodation consisting of 6 twin rooms, 2 double rooms and 4 family rooms with office, reception, and associated services. To provide parking and hygiene services to accommodate 22 no. campervans/caravans, to roof all buildings on site with photovoltaic tiles/shingles, to provide charging facilities for 20 electric cars, to provide 34 other car parking spaces, 23 truck parking spaces, and 5 coach parking spaces and relocate the as granted sewage treatment system and percolation area together with all associated site development works
