for mixed use scheme (with a total gross floor space of 5,134 sqm and 125 No. car parking spaces), which will consist of the partial demolition, refurbishment and extension of the existing Maltings/Malt House (a Protected Structure RC0099). The Dev. will also include a change of use from the existing industrial/warehousing use to office, childcare and residential uses. The Dev. will consist of the following works to the Protected Structure; the retention of the malt house building to provide offices and a creche facility; the construction fo a new basement floor level below the unroofed area to the southwest to provide for car parking; the provision of a ground floor level car park in the unroofed area to the southwest; the demolition of existing metal sheds, including corrugated metal plant tower (980 sqm) to the front and rear of the existing malt house building; the construction of a new four storey structure to the north of the existing malt house building, to the rear of the existing, retaining stone wall (which will be repaired) accommodating offices and residential units; the construciton of a four storey building to the south of the malt house building accommodating car parking and residential units (the existing buildings and new build elements will be connected by a new double clear glazed curtain wall and glazed partially roofed ramp/bridge; the repair and restoration of existing internal brick and stone kilns; the repair and widening, as necessary, of existing door and window opes; the repair and refurbishment of the existing tower feature and associated window on the roof of the malt house. All existing stonework/roofwork and stonewalls will be retained, repaired, cleaned, repointed and consolidated as necessary; alterations to the western and northern facades to provide for vehicular and pedestrian entrances (the vehicular entrance point to the west will have steel and hardwood sliding gates. Vehicular access will be provided from Air Hill, and pedestrian access will be provided from Malt Vale/Air Hill and Gaol Road. The scheme also includes all hard and soft landscaping; private open space in the form of balconies/patios and gardens; children's play area; lighting; escalators; lifts and ramps for disabled access; cycle parking; plant areas; assocated signage; changes in level; boundary treatment and all other associated site excavation and site development works above and below ground
